Project Overview
This is a multi-phased project primarily interior renovation and some exterior landscape work. The first phase interior renovation work included ~ 40,000 sf on the first and second floor of a masonry and concrete plank building. The next phase included ~ 67,000 sf on the first and second floor of a three story wood framed building. Both buildings were originally constructed on this campus in 1989. The first phase of this project involved converting a skilled care facility into an assisted living Memory Care Center. This building had been neglected and vacant for several years. The start of the project abated mold in several areas of the building followed by re-roofing the entire building. New HVAC equipment was installed for the entire building.
The second phase of the project converted residential independent living apartments into assisted living creating 111 dwelling units for 119 residents. Several areas of both buildings were re-designed to create common areas for residents, visitors and staff. The design in phase two took advantage of the large three story atrium space opening up ~ 7,500 sf of common space.
Phase three covered the renovation of the independent living residents common areas around the Atrium Space and South Elevator Core. It enhanced the resident, staff and visitor experience by creating a more welcoming environment. Some of the new spaces created in this phase include a Bistro, Coffee Cafe with Wi-Fi, Library, Pub, Chapel, Theater Room and Beauty Salon and several Activity Rooms. Renovations also enhanced the existing Dining Room, Private Dining and main Atrium spaces. Improvements to the south elevator core brings natural daylight through new common activity rooms and into the corridor.
Phase four converted 48 Independent resident units into 40 Assisted Living Units with many additional amenities to serve these residents.
The change in use required ADG to conduct an extensive code study to identify code issues and to integrate relevant updates into the design. Dwelling units were modified to current accessible standards to create a safe living environment for the residents, staff and visitors.
